The Abastumani Integrated Urban Upgrade Project is a transformative initiative aimed at revitalizing one of Georgia’s most historically and environmentally significant spa towns. Commissioned by the Municipal Development Fund of Georgia under the World Bank’s Third Regional Development Project (RDP III), the project was led by Keios International SRL (Italy) in joint venture with CMC LLC (Georgia), with Makasarashvili Architects serving as executive architect on client side. Located along the Otskhe River in the Samtskhe-Javakheti region, Abastumani is renowned for its unique microclimate, 19th–20th century architecture, and cultural heritage—home to over 120 registered monuments. The project developed a comprehensive urban design concept that balances heritage preservation with sustainable tourism development. Key interventions include the creation of a Green and Blue Corridor, urban regeneration of the historic core, and improved public infrastructure, all designed to enhance connectivity, ecological resilience, and the town’s appeal as a wellness and cultural destination. With an investment of 21 million USD, the Abastumani upgrade sets a precedent for integrated regional planning in Georgia, where environmental sensitivity, cultural identity, and economic revitalization converge.
