Batumi Towers is a modern, multifunctional high-rise complex located in the heart of Batumi, Georgia. Designed by Vakhtang Makasarashvili, the project exemplifies contemporary architecture that harmonizes with the urban fabric while offering a diverse range of functions. The development consists of two striking 32-story towers, encompassing over 100,000 square meters of built area. These towers integrate luxury residential apartments, premium office spaces, a high-end hotel, spa and wellness facilities, and a swimming pool—creating a vertical city within the coastal skyline. A defining feature of the project is the hanging atrium that connects the two towers. Elevated above ground level, this architectural element not only links the buildings functionally but also opens up a vibrant public space and inner courtyard below. This ground-level plaza fosters community interaction and provides a serene urban oasis amidst the dense surroundings. The placement and orientation of the towers are meticulously designed to maximize panoramic views from all facades, despite the high-density context of Batumi’s city center. The subtle tilt between the two high-rise blocks is a strategic move to preserve privacy, preventing direct visibility between opposing apartments while enhancing the dynamic silhouette of the complex. Batumi Towers stands as a landmark of sustainable urban development, merging aesthetics with functionality. Its thoughtful spatial planning, integration of mixed-use programs, and sensitivity to the surrounding environment reflect a forward-thinking approach to architecture. The project not only contributes to Batumi’s evolving skyline but also sets a benchmark for future high-rise developments in Georgia and the wider region.
