The Dighomi Masterplan is a visionary urban regeneration project designed to transform a former industrial zone in Tbilisi into a vibrant, multifunctional district. Led by Vakhtang Makasarashvili in collaboration with international partners, the masterplan reimagines the area as a dynamic urban hub that integrates residential, commercial, leisure, and cultural functions.
At the heart of the concept is the adaptive reuse of Soviet-era warehouse structures, which are repurposed into premium retail and public spaces. These buildings retain their industrial character while being enhanced with contemporary materials, green technologies, and open-air extensions. The result is a unique architectural language that bridges past and future.
The masterplan spans over 300,000 sq.m., incorporating more than 1000 residential units, a state-of-the-art shopping center, office spaces, educational facilities, and a luxury public park. A network of pedestrian-friendly streets, cycle lanes, and electric vehicle infrastructure ensures sustainable mobility throughout the site.
Green spaces are central to the design, with over 60,000 sq.m. dedicated to landscaping, including buffer zones, community gardens, and rooftop terraces. These areas foster social interaction, improve microclimates, and support biodiversity.
The project also introduces new infrastructure, including improved road connections to surrounding districts, enhancing accessibility and long-term urban resilience. By integrating local materials, labor, and sustainable energy systems, the Dighomi Masterplan sets a benchmark for responsible development in Georgia.
This transformative initiative not only revitalizes a neglected part of Tbilisi but also positions Dighomi as a model for future urban planning—where heritage, innovation, and community converge.
